Job Description Property Manager Apprentice/Leasing Agent for a Growing Property Management Company Results oriented, team focused individual desired for immediate hire. This individual will be initially responsible for working under the supervision of property manager(s) to perform overall management of assigned residential properties to satisfy the requirements of the ownership and tenants with the ability for the candidate to ultimately progress into a property manager’s position. The ideal candidate has a desire for learning the knowledge of the property management procedures including: Leasing terms and concepts Collection of rents Eviction Procedures Property maintenance & Inspections Public Housing Programs Basic home repairs Bill paying procedures Candidates must be timely, prompt, energetic and flexible. Additionally, candidates must possess valid driver’s license, have access to reliable transportation. Candidates acceptance to position will be dependent upon a successful background check and drug test. Main Job Tasks and Responsibilities : the successful candidate will be proficient by the end of the first year of the apprenticeship in the following areas: Marketing · Assist with marketing initiatives to achieve occupancy goals · Help advertise and fill vacancies · Obtain referrals from existing tenants · Process applications and follow up with applicants · Promote and show properties to prospective tenants · Interview, qualify and place tenants ·Proficient in Public Housing ·Inspection & Maintenance ·All other Management Duties Administrative · Prepare and sign leases · Complete all required paperwork for new tenants · Collect security deposits · Work with management team to ensure the premises is ready for new occupants Financial · Ensure timely payments and collections · Minimize rental arrears · When necessary, file eviction paperwork with firm’s attorney · Check and pay invoices · Keep accurate and up-to-date financial records Tenant/Resident Relations · Orient new tenants to the property · Investigate and resolve resident complaints and concerns in a timely and efficient manner · Enforce occupancy policies and procedures · Maintain timely communications with residents and tenants Maintenance · Work with management to monitor and complete maintenance and repairs timeously and cost-effectively · Perform incoming and outgoing property inspections and prepare inspection reports Education and Experience · general understanding of financial and accounting principles –preferred · general understanding of marketing and customer service principles - preferred · general understanding of building and grounds maintenance - preferred · computer proficiency including MS Office and property management software - preferred · knowledge of relevant local, state and federal legislation and regulations – preferred Compensation Hourly wage with mileage and bonuses Potential advancement with promotion and benefits upon candidate’s ability to perform.
